Why Invest With Us?

Residual Ventures is a private commercial real estate investment company organized to offer its principals the opportunity to earn passive income from various well-built and well-run projects.

The managers of Residual Ventures are Jerry Dunn and Erik Felsted, both seasoned entrepreneurs and investors who originally organized the fund concept for our own personal investment portfolios.  However, we quickly realized that many high net worth individuals didn't have access to some of the kinds of investment opportunities that we had been investing into due to the minimum investment thresholds amongst other factors. Thus, the Residual Ventures concept was born.

Since closing RV1, our first $5 million fund, we have now organized and closed RV2 and RV3, where we identified some amazing projects for that fund such as a UVU Student Housing project East of campus and a portfolio of Marriott Gen 1 Residence Inn extended stay hotels in various major cities across the USA.  Click below for our planned RV4 portfolio.
